Back to the Future – but not as we knew it

As you will be aware, the Government has now relaxed restrictions allowing for movement in the property market.

We are now able, following strict guidance, to re-open our office and are putting in place safe practice measures to keep our sellers, buyers and ourselves as safe as possible.

The main points of the lifting of the restrictions allows for home sales to resume, you are able to place your house on the market for sale, viewings of the property can take place (subject to strict guidelines which we will detail below and, most importantly, your own level of comfort), you are able to transact to buy a new home, for surveyors to attend properties and for removal firms and tradespeople associated with home moving to operate under their own guidelines.

In the immediate future, which I am sure will be subject to change and adaptation, my office in Ilsham Road will be physically attended from Monday 18th May between the hours of 10.00 am - 4.00pm. All visits to the office will be by appointment only and social distancing rules will apply, visitors will be asked to sanitise their hands on entry and to answer a few simple questions to comply with risk assessment. Phone lines will be open from 9.00 – 5.30 and we will continue to be available seven days a week.

Should you wish for a market appraisal, we will be delighted to attend and would ask that you vacate the property during the time we are in your home and all internal doors are opened, we will remove our shoes and we will be wearing gloves whilst at your property. After discussion should you decide to take your property to the market with the need of floors plan, photography and EPC we will discuss with you how this can happen to your complete satisfaction and comfort.

Viewing appointments will follow similar lines, as the seller we will ask you to vacate the premises during the time we are in your home and appointments will be limited to two people from the same family, probably a 15 minute maximum and internal doors to be left open, we will ask the buyers to wear gloves and remove their shoes, we will also remove our shoes and wear gloves. Prospective buyers will also be asked to answer a few simple health questions relating to the virus. The Government advise that only buyers who can proceed to purchase should be allowed to view – purchasers who have a house to sell or not yet on the market should be actively discouraged at this time. Once again viewing appointments will only happen if you are completely happy and comfortable with the situation, particularly if you are clinically vulnerable or shielding due to Government advice. We will not be driving buyers to your home in our cars.

We are looking into the possibility of offering video viewings, as an alternative at this point we intend to arrange a virtual meeting whereby either myself or my colleague Geoff Gooding will talk a prospective buyer through your property, using the technology we have to hand at this time.
